第八条乙方有下列情况之一的，甲方可以终止协议，收回房屋使用权。1、乙方未经甲方许可擅自将房屋转租、转让或转借的。 2、乙方利用承租房进行非法活动，损害社会公共利益，产生噪音，影响办公及楼上居民生活的。 3、乙方拖欠租金超过一个月的。
第九条在租住期间，双方应本着“节约、爱惜”的原则，不得浪费水、电、煤气等。应共同维护设施的安全。
第十条租赁期满，同等条件下乙方具有续租的优先权。
第十一条房屋如因不可抗力的自然灾害导致毁损，或甲方和房东租赁关系中止时，本合租协议自然终止，甲方不负违约责任。甲方也必须在与房东解除合约前一个月，告知乙方。
第十二条租赁期满或协议解除，乙方必须按时搬出全部物件。搬迁后3日内房屋里如仍有余物，视为乙方放弃所有权，由甲方处理。
第十三条本协议一式两份，自订立之日起，即告生效，由甲方、乙方各执一份。
